The new office building Vydrovka Office Center is being developed by Karimpol International in Pobřežní street in Prague Karlín, opposite the Hilton hotel. Project name refers to the first half of the 20th century when important retail company Vydra & Bohuslav used to have its factory and a warehouse here. The delapidated building is being replaced by a new project that fits into current Pobřežní street and will meet the demanding criteria of sustainable property development.  

"The eight-storey Vydrovka Office Center is to offer 6,623 sqm of gross leasable area in total. There are 428 sqm planned for retail units on the ground floor, the remaining 6,195 sqm will be premium offices. The tenants wil definitely appreciate 450 sqm of outdoor terraces designed on four storeys. The largest 268-sqm rooftop one will provide beautiful views of Karlín, the Old Town and Prague Castle. The project will be completed by the end of 2027 and its interiors will be ready for tenants as of 1st January 2028," says Andreas Prokes, Partner of Karimpol International.

Vydrovka Office Center is located in the sought-after business district of Prague Karlín. There are the Hilton hotel and the IBC Center, Prague's first ever modern office building, in its vicinity. The project has got excellent transport accessibility both by public transport (metro and trams, Florenc station) and by car. Vydrovka has got 96 underground parking spaces including charging stations for electric cars and facilities for cyclists.
